ESTIMATOR

 

Iron Fish is seeking a Multifamily Renovation Construction Estimator in the Metropolitan Washington DC region to include Central Virginia and the Baltimore MSA. We are seeking a results-driven estimator with multifamily renovation experience and a demonstrated ability to manage projects from first conception through subcontracts being awarded in a fast-paced environment, managing multiple projects and meeting deadlines.

 

 

 

Direct Responsibility for the following activities:

 

• Estimate labor, materials and time requirements to be able to compute the overall project cost

• Prepare detailed cost estimates by analyzing plans and specifications and performing quantity take-offs with minimal assistance

• Project Buyout, to include bidding process, bid comparisons, negotiations of contracts, purchase orders and ensure they are timely, in-scope, and compliant

• Assist with design tasks, including schematic drawings, construction drawings, specification sheets, and scope/price documents

• Manage the subcontractor RFP bid process and evaluate proposals according to project specifics

• Effectively communicate and collaborate with clients, engineers, architects and other industry experts on estimates and cost of jobs

• Develop and update project schedules

• Perform value engineering and construction detail review to help refine budget and manage profit

• Engage and develop new business with new and existing customers

• Have knowledge and understanding of unit costs and ability to recognize factors that may affect construction cost

• Request quotes from suppliers for equipment and materials and negotiate pricing

• Complete change order proposal costs for review

• Plan and perform transition meetings with Project Manager as well as assist with preconstruction meetings

 

 

Requirements:

 

• Associates Degree or Bachelor’s Degree in construction management, civil engineering or related field preferred

• 5-7 years construction estimating experience in multifamily construction/renovations

• Ability to travel to various job sites as required within the region

• Comprehensive knowledge of construction codes and ordinances

• Strong existing network of subcontractors and a proven business development track record

• Skilled in executing detailed material take-offs and line-item budgets

• Strong work ethic with the ability to multi-task, prioritize, meet deadlines and make decisions in a fast-paced environment  

• Stellar record in the multi-family construction field

• Proven project coordination skills for each stage of construction and renovation

• Strong analytical problem-solving and costing skills

• Strong written and verbal communication skills with ability to confidently present to owners and clients

• Perform functions efficiently and accurately with little direct supervision

• Proficient in Microsoft Office, Outlook and Adobe

• Proficient in estimating software such as Blue Beam or Plan Grid
